The need for a technical inventory arises in such cases:
- registration of ownership of a real estate object in the BTI (initial technical inventory of objects is carried out if more than a year has passed since the last inventory)
- when concluding/notarizing contracts for the alienation of real estate (current inventory and appraisal work to establish changes for a certain period of time after the initial inventory, for example, to alienate property, you need to receive a new extract on the ownership of property (valid for 3 months), which is preceded by the preparation of a technical property passports)
What is subject to technical inventory
Subject to technical inventory:
- residential buildings of apartment type of different heights
- hostels
- manor-type residential buildings located on separate land plots
- buildings and structures for public and industrial purposes engineering networks, landscaping elements, etc.
- outbuildings (sheds (sheds), garages, summer kitchens, workshops, latrines, cellars, sheds, boiler rooms, boiler rooms, transformer substations, garbage bins, etc.)
- outbuildings (wells, cesspools, fences, gates, gates, paving, etc.)
- garden and country houses, garages (not related to economic: multi-storey, underground, one-story-block)
- protective structures of civil protection (civil defense)
The procedure for obtaining a technical passport (list of documents) for residential, non-residential premises, garden and private houses varies. The list of required documents also depends on the customer, legal entity or individual.
A technical passport can be produced for an apartment in order to privatize an apartment or register ownership of a cooperative apartment.
Documents for obtaining technical documentation
The list of documents required to obtain technical documentation for the housing stock:
- statement (original)
- letter from the balance holder of the house with the specified full name of the tenants (original, in case of privatization of the apartment)
- warrant (original + copy, for the purpose of registration of ownership of the cooperative apartment)
- 3 certificates from housing cooperatives (original, for the purpose of registration of ownership of a cooperative apartment)
- title document for the apartment (original + notarized copy)
- apartment owner's passport (copy)
- owner identification code (copy)
- certificate of state registration, protocol on the election of the head, EDRPOU certificate (for legal entities)
- power of attorney (original + notarized copy)
Registration certificate for non-residential premises
For the production of a technical passport for non-residential premises, the following are additionally provided:
- letter of application from the authorized body (original, before obtaining a certificate of ownership)
- plan diagram of the premises subject to inventory, certified by the authorized body (original, before obtaining a certificate of ownership)
- certificate of book value (original, for separately located buildings and premises in them)
Registration certificate for the house
For the production of a technical passport for a garden / private house, the following are additionally provided:
- act on the land (notarized copy, if available)
- certificate from the head of the garden partnership (original in 3 copies, before registration of ownership of the garden house)
